Job Description:
With directions from design director and project manager, work on predesign and all phases of International and domestic large scale mixed use, retail, entertainment, high rise residential, cultural, museum, institutional, education, and large scale commercial projects, including master planning, new construction, interiors, and unit plans; participate in all phases of urban infill development projects, including urban design, mixed use regeneration, urban revitalization, urban planning, streetscapes, land use and transportation, and open space planning projects, from pre-design to all phases of projects, including initial concept development, space planning and programming, custom detailing and research for building codes and barrier free compliance;

prepare program area tabulation and determine phasing, estimating population projection, and applying local population assumption ratios for various regions; research domestic and international building codes and regulations, collect data, and write reports and presentations to incorporate research and data into architectural designs; prepare environmental analysis studies, urban design guidelines, capacity studies, slope analysis, concept plans, development plans, entitlement plans, and traffic demand management plans, preliminary weather analysis through parametric software; develop concept alternatives, studies and development requiring 3D digital massing, floor plans, space plans, building elevations, sections and perspectives; material and product research for exteriors and interiors; develop documents for each design phase such as schematic design, design development, construction documents including documenting architectural plans, elevations, and details in imperial or metric standards using 2D/3D modeling using Autodesk AutoCAD, Rhinoceros, Grasshopper, Autodesk Revit and related BIM, 2D and 3D Modeling software; translate clients' functional and spatial requirements for structures into feasible design solutions, incorporating structural engineering principles and building systems into architectural designs; analyze sketches, photographs, notes, and site survey of existing conditions & other input material to determine best approaches for completion of drawings to solve and coordinate technical issues of design in relation to site landscape, building structure, HVAC system, fire protection, vertical transportation systems, lighting design and materials for intricate detailing; gather information on past projects, content development, quick turnaround concept development, 3D digital modeling, along with presentation and proposal design and formatting; conduct individual research, coordinate with entry level staff to produce perspectives, space plans, elevations, sections and details for design; design development and presentations using 2D/3D software and building information modeling programs, including Revit, AutoCAD, VRay, Maxwell 3D, Grasshopper, Python and SketchUp, applying own judgment, analysis and computer skills to develop 3D building computer models and presentation images; coordinate design drawings with mechanical, electrical, plumbing, fire protection (MEP/FP), structural, and lighting consultants to incorporate engineering systems into architectural designs to produce construction documentation and secure client and regulatory approval; incorporate sustainable design principles and strategies into projects, participate in documentation and commissioning process, prepare 3D energy models to evaluate daily sun exposure, analyze heatloads, and maximize energy savings; build physical models using digital fabrication software, 3D printer, and laser cutter for design development and presentations; site survey of existing conditions and take as built measurements; assist in furniture, fixtures and equipment schedule, including developing and detailing fixture packages and finish selection; develop and produce construction documentation, including documenting architectural plans, elevations, and details in imperial or metric standards; participate in meetings with clients, consultants, contractors, and public agencies on international projects, facilitate with daily project management correspondences, coordinate for client and agency review and approval, and participate in construction administration process; coordinate with local architects, consultants in all disciplines, contractors, and model makers to ensure the maximum of elimination of conflicts and seamless design product; coordinate with clients and agencies for project approvals and with contractors on budgets, payments; manage project data and transmission and all electronic communications using project information management software Newforma; perform necessary modifications of drawings and specifications as construction projects progress and changes in dimensions, materials, and other aspects of design arise from client, agency or public input; respond to requests for information (RFI’s), and review and respond to contractor change orders; assist in establishing task schedule and manpower requirements consistent with the project agreement; assist in identifying weekly project requirements and projecting long term needs; review and approval of contractors submittals of shop drawings, product data and samples; assist in managing project consultant agreements and project budgets; assist in identifying and quantifying tasks outside the scope of the Owner-Architect agreement for negotiation of additional services; develop existing and new clients; conduct site visits, final field observations and prepare punch lists and record drawings; and review and prepare certificates of substantial completion, occupancy, and final completion.

Job Requirements:
Bachelor of Architecture (5 year) or foreign equivalent plus five years progressive experience (or Master of Architecture plus 2 years experience) to include predesign and all phases of international and domestic large scale mixed use, retail, entertainment, high rise residential, cultural, museum, institutional, education, and large scale commercial projects, including new construction, interiors, parking garage, unit plans, and site planning; preparing program area tabulation and determining phasing, estimating population projection, applying local population assumption ratios for various regions; researching domestic and international building codes and regulations, collecting data, and writing reports and presentations to incorporate research and data into architectural designs; space planning and custom detailing into designs; preparing space plans to program a facility based on an analysis of client space needs; translating clients' functional and spatial requirements for structures into feasible design solutions, incorporating structural engineering principles and building systems into architectural designs; assisting in ‘Furniture, Fixtures and Equipment Schedule,’ including developing and detailing fixture packages and finish selection; analyzing sketches, photographs, notes, and site survey of existing conditions & other input material to determine best approaches for completion of drawings to solve and coordinate technical issues of design in relation to building structure, HVAC system, fire protection and materials for intricate detailing; free hand sketching of perspectives, axonometrics, space plans, elevations, sections and details for presentations; design development and presentations using AutoCAD, Revit, InDesign, PhotoShop, and Illustrator to communicate architectural design concepts; coordinating conceptual design drawings with mechanical, electrical, plumbing, fire protection (MEP/FP), structural, and lighting consultants to incorporate engineering systems into architectural designs to produce construction documentation and secure client and regulatory approval; making corrections as indicated by Project Architect and Design director to in-progress sets of design development and construction documents.
