Project Architect
Job Description:
With direction from the director and the project manager, analyze client needs and utilize independent thinking to develop approaches in all phases of international and domestic large scale mixed use, retail, entertainment, high rise residential, cultural, museum, institutional, education, and large scale commercial projects, including new construction, interiors, parking garage, unit plans, and site planning; participate in all phases of urban infill development projects, including urban design, mixed use regeneration, urban revitalization, urban planning, streetscapes, land use and transportation, and open space planning projects, from pre-design to all phases of projects, including initial concept development, space planning and programming, custom detailing and research for building codes and barrier free compliance; prepare environmental impact studies, urban design guidelines, capacity studies, slope analysis, concept plans, development plans, entitlement plans, and traffic demand management plans; coordinate input from multiple partners, including local design institutes and consultants to translate into site and building plans; apply own judgment, analysis and computer skills to develop 3D building computer models and images, and presentation images; analyze sketches, photographs, notes, and other input material to determine best approaches for completion of drawings to solve technical issues of design in relation to building structure, HVAC system, fire protection and materials for intricate detailing, client needs, sites and buildings, and utilize independent thinking and 2D/3D CAD and building information modeling programs, including Revit, AutoCAD, 3D Studio MAX/VIZ, VRay, Maxwell 3D, SketchUp, Rhino, PhotoShop, Illustrator, InDesign, and freehand sketching with markers and pencils to develop design concepts and refine them into design solutions, producing clear and compelling design presentations for design and concept development for projects and competitions requiring expedited concept development and document production; incorporate sustainable design principles and strategies into projects, participate in documentation and commissioning process, prepare 3D energy models to evaluate daily sun exposure, analyze heatloads, and maximize energy savings using Ecotect; build physical models using digital fabrication software, 3D printer, and laser cutter for design development and presentations; site survey of existing conditions and take as built measurements; develop and produce construction documentation, including documenting architectural plans, elevations, and details in imperial or metric standards; participate in meetings with clients, consultants, contractors, and public agencies on a given project and coordinate for client and agency review and approval; coordinate with civil, mechanical, electrical, plumbing, fire protection (MEP/FP), lighting, landscape, code, traffic, parking, kitchen, zoning, signage, acoustic, security, curtain wall, façade maintenance, special systems, vertical transportation, and structural consultants to incorporate building systems into unified design; perform necessary modifications of drawings and specifications as construction projects progress and changes in dimensions, materials, and other aspects of design arise from client, agency or public input; manage project data and transmission and all electronic communications using project information management software Newforma; coordinate with local architects, consultants, contractors, and model makers for international projects; respond to requests for information (RFI’s), and review and respond to contractor change orders; assist in establishing task schedule and manpower requirements consistent with the project agreement; assist in identifying weekly project requirements and projecting long term needs; review and approval of contractors submittals of shop drawings, product data and samples; assist in managing project consultant agreements and project budgets; assist in identifying and quantifying tasks outside the scope of the Owner-Architect agreement for negotiation of additional services; develop existing and new clients; establish and maintain relationship with the client’s representative to ensure continuous client satisfaction with quality of service; construction administration via site visits and issuance of field observation reports; review of structural construction for architectural coordination, HVAC system layout and installation, installation of lighting fixtures, and installation of electrical equipment; conduct site visits, final inspections and prepare punch lists and record drawings; and review and prepare certificates of substantial completion, occupancy, and final completion.
Job Requirements:
Bachelor’s degree in Architecture or foreign equivalent plus three years experience and LEEP AP. Experience to include predesign and all phases of international and domestic large scale mixed use, retail, entertainment, high rise residential, cultural, museum, institutional, education, and large scale commercial projects, including new construction, interiors, parking garage, unit plans, and site planning; preparing program area tabulation and determining phasing, estimating population projection, and applying local population assumption ratios for various regions; researching domestic and international building codes and regulations, collecting data, and writing reports and presentations to incorporate research and data into architectural designs; preparing space plans to program a facility based on an analysis of client space needs; translating clients' functional and spatial requirements for structures into feasible design solutions, incorporating custom detailing, structural engineering principles and building systems into architectural designs; assisting in ‘Furniture, Fixtures and Equipment Schedule,’ including developing and detailing fixture packages and finish selection; incorporating sustainable design principles and strategies, preparing 3D energy models to evaluate daily sun exposure, analyzing heatloads, and maximizing energy savings using Ecotect; developing documents for each design phase such as schematic design, design development, construction documents including documenting architectural plans, elevations, and details in imperial or metric standards; analyzing sketches, photographs, notes, and site survey of existing conditions & other input material to determine best approaches for completion of drawings to solve and coordinate technical issues of design in relation to building structure, HVAC system, fire protection and materials for intricate detailing; free hand sketching of perspectives, axonometrics, space plans, elevations, sections and details for presentations; design development and presentations using 2D/3D CAD and building information modeling programs, including Revit, AutoCAD, 3D Studio MAX/VIZ, VRay, Maxwell 3D, and SketchUp, applying own judgment, analysis and computer skills to develop 3D building computer models and images, and presentation images; building physical models using laser cutter and by hand; producing design documentation with PhotoShop, Illustrator, InDesign, and free-hand sketching; coordinating conceptual design drawings with mechanical, electrical, plumbing, fire protection (MEP/FP), structural, and lighting consultants to incorporate engineering systems into architectural designs to produce construction documentation and secure client and regulatory approval; making corrections as indicated by Project Architect and Design director to in-progress sets of design development and construction documents; and responding to request for information (RFI’s), and assisting in reviewing and responding to local architect.
